Barbara Felix Architecture &
Design has completed numerous residential, commercial and
restaurant projects in New Mexico. Specializing in both
architecture and
interior architecture, we believe our strong
design, communication and technical skills allow us to provide
creative responses to any number of design challenges.
Additionally, the personal care and attention each client receives
is a hallmark of our working relationships.
Located in Santa Fe, New Mexico, we believe in collaborating with
our local artisans and craftsmen in order to bring a handmade,
jewel-like quality to each and every project we design. Whether
working in the field with a stone mason or hand-sculpting a
plaster wall, we are able to change a design from ordinary to
extraordinary. In addition, through this collaboration, we are
able to help our clients desires and dreams come true.
When deciding to build a new
home, or renovate or add to an existing one, an initial client
meeting takes place to determine your needs, expectations and
visions. This programming meeting helps define your needs, budget
and schedule.
If you already own property we
will thoroughly study it with an eye towards how to best approach
the design. If you have not yet selected a site, we will assist
you in selecting one that is ideal for your needs, taking into
consideration, views, microclimate, neighboring structures,
zoning
and other regulations. If you would like assistance with Santa Fe
Real estate, we can offer you assistance in locating Realtors and
mortgage services.
Once the program is established,
a Schematic Design is generated. This first look at your project
will help establish a design direction based on the site, exterior
design elements, room sizes and adjacencies. This is then reviewed
with you and changes may be made to reflect aesthetic desires and
budget constraints.
The next phase is called
Design
Development. During this phase, the project scope is further
defined. Structural, mechanical and plumbing systems will be
reviewed. Finish materials, windows, doors, appliances and other
selections will be established. Again, the budget and schedule
will be reviewed.
When the system selections and
design changes are finalized, the longest drawing phase,
Contract
Documents, begins. In this phase, drawings and specifications are
produced which describe to a Contractor how to build the your
project. This will establish the intent of the design in a written
format. At the end of this phase, the drawings should be ready for
submittal for building permit and for final pricing and selection
of a Contractor.
Once a Contractor is selected,
the Construction Observation phase begins. During this phase, we
oversee the construction to establish that the intent of the
drawings and design are being met. We also work with the
Contractor to help ensure that the construction continues on
schedule and on budget.
